Vacant Home Staging
Buyers can't picture their life in an empty room. We fill your vacant San Diego property with curated furniture, art, and accessories — creating a lifestyle they want to step into, and an offer they feel confident making.
Why Vacant Staging Matters
When a home sits empty, buyers focus on every imperfection — the scuff on the baseboard, the odd corner, the room that feels too small. Staging shifts their attention to the life they could live there.
Our design team curates furniture and decor from our 10,000 square foot San Diego warehouse to tell a coherent story throughout your home. Every piece is selected for the specific property — not pulled from a generic inventory and dropped in.
The result: homes that photograph better, show stronger, and spend less time on the market.
What's Included
Every vacant staging package includes the rooms that move the needle most — with add-ons available for the rest.
The first room buyers see and the one that sets the tone for everything else. We create an inviting, well-proportioned space that photographs beautifully and feels immediately livable.
Base PackageA staged dining room signals entertaining, family, and lifestyle. We select a table, chairs, and accessories scaled perfectly to the space — making it feel both elegant and functional.
Base PackageCounter accessories, greenery, and curated accents that transform a clean kitchen into a warm, aspirational space. Small investment, significant photographic impact.
Base PackageThe primary suite is the emotional centerpiece of any home sale. We stage it as a sanctuary — layered bedding, thoughtful lighting, and accessories that communicate quality and comfort.
Base PackageGuest rooms, home offices, and secondary bedrooms staged to show their full potential — whether as a serene retreat, a functional workspace, or a welcoming room for family.
Add-On AvailableIn San Diego's market, outdoor living areas are a major selling point. We stage patios, decks, and outdoor dining areas to extend the lifestyle story beyond the front door.

Common Questions
How much does vacant staging cost in San Diego?
Our vacant staging packages start at $2,800 for mid-to-upper market homes in San Diego. Final pricing is based on square footage and the number of rooms being staged. Use our instant quote tool for a detailed estimate — or call us and we'll walk you through it.
How long does the staging rental last?
Every package includes 60 days of furniture rental. If your home is still on the market after that, monthly extensions are available at 20% of your original package fee — simple and transparent.
Do I need to be present for the walkthrough?
Not at all. We offer three flexible options: we meet you at the property, you walk through it yourself and send photos or video, or we visit alone and assess from there. We work with out-of-town sellers and busy agents regularly.
How quickly can you stage my home?
We send proposals the same day as the walkthrough. Install scheduling depends on our current availability and your timeline — contact us early in your listing prep for the most flexibility.
What areas of San Diego do you serve?
We stage properties throughout all of San Diego County — La Jolla, Del Mar, Coronado, Rancho Santa Fe, Encinitas, Pacific Beach, Point Loma, Carmel Valley, Mission Hills, Downtown San Diego, and beyond.
When does de-staging happen?
We coordinate de-staging around your close of escrow — typically scheduled after acceptance so your home continues to show beautifully right up to closing. We handle all logistics directly with you or your agent.
